The changes in requirements for an investor visa in Dubai are opened up to ex-pats who previously didn’t have the opportunity. An investor visa will now be issued to those who buy a property for AED 750,000 instead of AED 1,000,000 and these visas will now be extended from two years validity to three years.

Requirements:
- The minimum property value is 750,000 AED
- In case the property is mortgage, 50 % of property value or at least 750,000 AED to be paid to the bank. NOC letter in Arabic along with mortgage bank statement will require to proceed with visa application.
- Husband and wife can Share in one property and the value of the property is 750,000 AED or more . (marriage certificate attested required).
- POA will require in case the application will submit on behalf of the investor.
For Family Visa
Requirements:
- Noc letter from the father, attested by the notary public (in case the mother is the sponsor).
- Daughter over 18 years old (Unmarried letter) .
- Must Bring National ID for ( IRAN – PAKISTAN – IRAQ – LIBYA – AFGHANISTAN ) .
- Original passport and Emirates ID.
- Photo ID
- Health Insurance
- Attested Marriage Certificate
- Bank Account IBAN
- Study Certification (for child over 18 years old)
For Parents Visa (1 Year)
- National ID for ( IRAN – PAKISTAN – IRAQ – LIBYA – AFGHANISTAN )
- Affidavit Certificate of dependency from the consulate attested
- Bank statement for the last 3 months
- original passport and Emirates ID
- Personal Photo ID
- Health Insurance
- Attested Birth Certificate
- Bank Account IBAN

Service Procedures
Step 1: Submit the application via the Dubai Rest app
Step 2: The customer is contacted if the request is approved in order to complete the procedure.
Step 3: The customer visits Cube Centre in Dubai Land Department main office and pays the fees.
Step4: The medical examination is conducted in the Centre.
Step5: Print the visa on the passport.
