Snag - What is it?

In a building management, a snag is a minor issue or defect that can be found in a property after the completion of the building work. Basically, it’s something that is broken or damaged, looks unfinished, or not fitted properly. Although it is often a cosmetic issue, a snag can lead to more serious predicaments in the near future such as electric, pumping and AC fixtures and fittings that may not be working or may have been installed incorrectly.

Ideal Time to Create Snagging List?

The best time to create a snag list is prior to the completion of the handover so the developer is able to rectify any issue with the property before you take complete ownership. Why? Because leaving it until you or a tenant has moved in becomes more challenging, as the house builder could claim that either party caused the defect when you moved in. However, the good news is that you have 12 months from the completion date to report certain damages to the house builder (this is the liability period).

How Does a Snagging Service Work?

During the snagging inspection, the inspector will walk around the property and make notes of all the defects they find by marking the area, as well as photographic evidence. With a keen eye and thorough investigation, our inspectors look out for all minor and major defects and jot down all the faults they find. Once completed, they create a snagging report which you have to hand over to the housebuilder so that they can work through to rectify them.
